PHOENIX, AZ, March 30, 2026. LÏEF Development's Midtown Phoenix project, the adaptive reuse of a 65,852-square-foot 1971 concrete shell at 301 W Osborn Rd into 22 luxury condominium residences, has cleared two rounds of City of Phoenix review.
The civil site plan package, prepared by the project's civil engineering team, was submitted in February and advanced quickly, with survey-integrated CAD issued mid-month and the site plan scope substantially complete by the end of February. The project team now moves into design development on the architectural side while civil review continues.
Four stories plus a full basement, 12-foot minimum ceilings, and 51 below-grade parking spaces: the bones of the building are the pitch. The reuse plan keeps the concrete and rewrites everything else.
