An NBA team needed its practice facility redesigned: locker rooms, performance and rehab space, training and coaching areas, a player lounge. Tellus did the general construction and the design. The one rule that could not bend was that the team kept using the building every day.
There is no offseason long enough to close a facility like that and rebuild it clean, so I phased the sixteen-month program around the team's operating schedule instead of asking the team to work around us. The workout areas, the locker rooms and the order of the phases were where the whole job was decided.
The hard part of a phased build is not the sequence on paper. It is holding every trade to the sequence once the pressure to shortcut it shows up, because the moment one trade runs long, the players feel it that afternoon.
We hit the schedule. The program came in at about $1.2 million across many small scopes, the team never lost a day in the building, and the client was very happy with it. The hardest renovations are not the technically difficult ones. They are the ones where the client cannot pause their life while you work around them.
