I built Tellus into a real design-build firm in Southern California, and then 2008 happened. Residential construction fell off a cliff nationally, and firms my size were built for growth, not for a collapse like that. I did not fold it, and I did not walk away from the clients already mid-project. We rode out the worst residential downturn in modern memory, kept our commitments to the people already in a build, and kept the firm intact on the other side of it. Some of the same clients who were with me before 2008 were still with me a decade later, through a second downturn in COVID, which is the real proof it was not luck the first time. Surviving 2008 taught me the firm's real asset was never the backlog. It was the relationships that stayed through the year when there was no backlog at all. I still build every business with that as the actual balance sheet.
