How did the fund's projects and The Vail function in the investor story?
The fund started as luxury custom homes in an exclusive part of Las Vegas. That was not anything new, and it was not a differentiator. It evolved into The Vail, a concept that had not been done much. The premise is that 55 is not what it used to be, and at 55 a lot of people would rather live in a building without kids.
What evidence made the child-free building concept credible to investors?
Investors were looking for a new concept, and it was still a condo building. A lot of the evidence was about baby boomers. They hold a big share of the capital in the stock market, and they are willing to spend it on where they live. When they downsize, which they almost always do, they still want parking, so we designed in a three-car garage with a car lift inside. We did a lot of research on what boomers actually want when they downsize and painted that picture, and frankly, the investors were pretty much in that demographic too.
