What it is
Lïef Midtown is the adaptive reuse of a 1971 office building in Midtown Phoenix into 22 residences. Its plan set binds the brand, the architect's design, the 22 residences, the site and the building record into one document. The cover marks it as internal owner work product and not for construction. It is shared with outside consultants and capital partners, and this page does not describe the drawings.
Jesse Fowler compiled the set and published it on the company domain. That put a project document in the company brand system. The type was too thin to print at small sizes, and the annotations had been flattened into images. As of September 6, 2026, Fowler was still publishing to his own copy.
Before the compiled set, the project data room held two consolidated floor plan decks. One is a six-page review dated October 14, 2025. The other is a 117-page deck dated May 14, 2026 that orders the floor plans by level and date, from October 2024 to November 2025, and labels each one old or current. Neither file carries an author name. The plan sets were a group effort. Khounlavong worked on the plans with Scott Meiers, the project's chief architectural designer, and Fowler compiled the sets.
What Khounlavong did
- Worked on the plans with Scott Meiers, the project's chief architectural designer.
- Moved the compiled set to a plans address on the project domain, behind a gate, on his own hosting account. It went live on September 8, 2026.
- Flagged on September 8, 2026 that the regular weight was too thin to read at small sizes, most of all in colors other than black.
- Locked Japandi Bold at a 13 point floor for every functional text element. He chose it over a fallback typeface, with the words "let's stay on brand as much as we can first and see how far it takes us." Japandi is a licensed third-party typeface.
- Reviewed the low lowercase height of the typeface on September 7, 2026 and chose to keep it, so that the plan set would not diverge from the site.
- Proposed supplying the elevation callouts as Keynote artwork at the exact size of the content area, in place of rebuilding them from flattened images. He supplied four elevations with before and after callouts on September 8, 2026.
- Caught a letterspacing fault in the set, where the numerals 1 and 0 were pressed against each other.
- Ruled on September 14, 2026 that the numbering of the Architect of Record governs every document, page and schedule. A crosswalk maps each of the 22 residences from the retired numbers to the new ones.
- Had a split exhibit drawn for the one residence that the architect's schematic set did not draw.
Results
- The gated plan set has been live on the project domain since September 8, 2026. A 141-page set replaced the earlier file on September 11, 2026.
- The plan set is linked from the menu and the footer on all 25 pages of the buyer site.
- The set names liefmidtownphx.com as the source of truth for the brand.
- Ownership of the file going forward was unsettled as of September 6, 2026.
