What it is

Two separate, narrow credits from the Tellus Design and Build years, both Fowler's. The first is construction: an outdoor patio built for the Ritz-Carlton at its Laguna Beach property in California. The second is advisory: development advisory on luxury branded residences carrying the Ritz-Carlton name.

What Common Ground did

• Tellus Design and Build built an outdoor patio for the Ritz-Carlton at its Laguna Beach property, delivered to a luxury operator's standard.
• Separately, Fowler provided development advisory on luxury branded residences carrying the Ritz-Carlton name: the questions a branded residential product raises for the operator that owns the brand and the land.
• The approach that runs through both: on any engagement that touches a client's real property, ask whether the current use has been compared recently against its next-best use. Two accurate, narrow credits beat one inflated one: Tellus built a patio for the Ritz-Carlton, it did not build the Ritz-Carlton.
